Our role was to take control of two unstable files and bring them back into alignment.

We implemented a coordinated strategy across both matters:

On the Sale:

  • Drafted a formal Deed of Variation to properly document the revised purchase price
  • Corrected deposit terms to avoid unintended legal consequences
  • Resolved building and pest disputes to allow the transaction to proceed

On the Purchase:

  • Reset the file following the breakdown with previous solicitors
  • Leveraged contractual mechanisms to secure critical time extensions
  • Formalised the previously informal price reduction agreement
  • Rectified the client’s name discrepancy in line with lender requirements
  • Drafted a Deed of Variation to regularise the transaction and confirm all conditions as unconditional

Throughout the process, we maintained strict control over timing, documentation, and negotiations, ensuring both matters progressed in tandem.
